The construction of an 8 x 4 concrete pool is the guiding principle of our design 35,000 euros, and the realistic minimum budget for the entire pool project is 50,000 euros. An overflow version of the same size is about 30 % more expensive. The range is wide because the pool is calculated per project, not per square meter. All figures below are indicative ranges, not a binding offer.
You don't buy a pool once — you pay for it for ten years: maintenance, electricity, engine room service and, depending on the liner, one liner replacement within that period. How much does a swimming pool cost per type?
An 8 × 4 m concrete pool in our country costs approximately €35,000, while an overflow version of the same size costs around €30 more, i.e. around €45,500. Publicly published market ranges from other sources range from €1,000 for a prefabricated metal pool to almost €60,000 for a concrete pool with ceramics. This difference is not a mess on the market — these are different products with different lifespans.

Our €35,000 is in the lower half of the market range because that is the price our scope — reinforced concrete shells, pool techniques and cladding, not a finished yard with a terrace, lighting and fence.
Key: €35,000 and €50,000 are not contradictory figures. The first is the price of a pool like the one we build. The second is the budget for the entire project — everything around the pool that isn't the pool. If you only plan for the first, your project will "grow" towards the end.
Why is the price per m² misleading?
The price per square meter assumes that a pool with half the area is half the price. It is not. The engine room, excavation, connections, waterproofing and project documentation are largely fixed costs — they exist regardless of whether you are building 18 or 32 m². That's why we calculate by project, not by square meter.
Let's show this with arithmetic. Our 8 × 4 m pool has a floor area of 32 m² and an approximate price of €35,000, which comes out to around €1,094/m² — neatly within the market range of 900 to 1,250 €/m² published by eMajstor.hr. But notice the width of that range: €900 and €1,250 differ by almost 39 %. On 32 m², that's a difference of €11,200. The number that has 39 % spread is not the price — it's the orientation.
The second trap is that the square knows nothing about depth, and equipment is dimensioned by cubic meters of water. The volume determines which filter and pump go into the engine room: (elaboration in the guide on swimming pool technology and equipment)

Two pools with the same floor area and different depths will have different technical costs — because they do not have the same water volume. And more importantly: somewhere between these lines there is a threshold that changes the entire disinfection system. Up to approximately 100 m³ of water, in practice we choose salt electrolysisAbove 100 m³ goes automatic control for liquid chlorine and pHA 12 × 6 × 1.5 m pool with 108 m³ exceeds that threshold — even though its floor plan is still only 72 m².
The same goes for heating. An Astralpool heat pump for an 8 × 4 m pool costs around €3,000, and for a 10 × 4 m pool around €4,000. The area has increased by 25 %, and the pump by 33 %. None of these relationships are linear, and none of them are reflected in the price per square meter.
Pro tip: When comparing two offers, don't compare €/m². Compare three items: water volume in m³, list of equipment in the engine room with brands, and type of coating. An offer that doesn't include all three is not an offer but an estimate.
What is included in the price and what is not?
Me we do not do turnkey work. We do pool shell, pool equipment and pool liner work — not landscaping. That's a deliberate decision: we do what we, with 16 years in the business and 800 to 1,000 completed projects, are really good at. But that means you have to know what's left up to you or another contractor.

There is also an administrative part that people rarely factor in. Swimming pool floor plan area up to 100 m² buried in the ground on the building plot of an existing building, it can be Regulations on simple and other buildings and works build without a building permit, but in accordance with the main project (Art. 4, item 1. c). In addition, Art. Paragraph 6, paragraph 3 of the same Ordinance states that "the investor is obliged to report the start of the construction of buildings from Article 4 of this Ordinance" — so the notification is mandatory. The main project is created by an authorized designer and it is a separate cost that is not included in the performance price.
The most common hidden cost: The height of the pool ends up not matching the house and the surroundings. This is the most common mistake we see on other people's pools. Correction after concreting means redoing the terrace, drainage and access — a cost that occurs outside the pool contract and is paid by the investor. It is resolved in the project, not on the construction site.
How much does a pool liner cost?
The cladding is the item where the price and lifespan differ the most. With us, the installation of glass mosaic with basic mosaic, everything included, is around 160 €/m², and Renolit foil around 110 €/m². The mosaic material itself ranges from €30 to €250/m² depending on the collection. We offer all three finishes — foil, ceramic and glass mosaic — but we prefer mosaic.
For the figures per square meter to make any sense, you need to know how many square meters of liner your pool has. For an 8 × 4 × 1.5 m pool, that's 32 m² of bottom plus perimeter walls (8 + 4) × 2 = 24 m long × 1.5 m high = 36 m², total 68 m² cladding surfaces.

Lifetime data is not ours — it was taken from a publicly published source bazenirijeka.com, which states 10–15 years for PVC film and 20–30 years for ceramics. We list them because they are crucial for the calculation in 10 years.
Why do we prefer mosaic? Because of that second column. The liner is cheaper on the day of installation by about €3,400 for an 8 × 4 m pool, but within a lifespan of 10 to 15 years, it will need to be replaced. Mosaic does not come in the same period. In addition, in the Dalmatian sun and salt, a treatment that does not change is a treatment that you do not even have to plan.
Benchmark: The difference between mosaic and foil on 8 × 4 m is around €3,400 during installation. Replacing the foil after 10–15 years costs another €7,480. The decision about the cladding is not a decision about €3,400, but about whether you will pay for the cladding once or twice within 15 years.
How much does pool equipment cost?
Equipment is the most predictable part of the budget because it is not included in the price of the shell. For an 8 × 4 m pool, an Astralpool heat pump costs around €3,000, a solar cover around €1,000, and a winter cover around €1,500. A roller cover is a separate order of magnitude — from €8,000 to €20,000 depending on the model.

Heating in Dalmatia is not a luxury but an extension of the season. According to climatological norms DHMZ for the Split-Marjan station (1948–2024), the average air temperature in May is 19.2 °C with 271.4 hours of sunshine, and in September 21.6 °C with 247.1 hours. These are two full months that enter the season with a heat pump, and generally do not without it.
How much will a swimming pool cost in 10 years?
Construction is less than half the story. For a concrete pool 8 × 4 × 1.5 m, the real cost of ownership over 10 years, depending on whether you maintain it yourself or through a service contract, ranges from €46,500 to €88,500 — plus electricity, which we deliberately do not express in euros (explanation follows). These figures only cover our scope of work; with landscaping, terrace and connections, the minimum budget of the entire project remains 50.000 €.

Why are €300–400/month and €600–1,400/year so different?
Because they are not the same service, and it is fair to say so. Our €300 to €400 per month is full service contract: checking the water condition, cleaning the pool shell and vacuuming, and any service required in the engine room, with a 24-hour response. The market figure is €600 to €1,400 per year, which he states bazenirijeka.com, corresponds to a scenario in which the owner maintains the pool himself and pays mainly for chemicals and consumables.
Both numbers are accurate for what they describe. The difference is your time and who bears the risk when something breaks in the middle of August. If your pool is on a rental property or you are not constantly present, a service contract is cheaper than it looks. If you are at home and like to do it yourself — you pay less, but do more. Electricity: why do we write kWh and not euros?
No one can honestly tell you how much your pool will cost in electricity in euros because they don't know your tariff or your supplier. So calculate in kilowatt-hours:
Consumption (kWh) = pump power (kW) × operating hours per day × number of days in the season. Repeat the same for the heat pump. Multiply the sum with his/her kWh price.
What we can check on our side is the online part of the account. According to HEP's tariff items for households from 1 January 2026., the grid usage in the blue model is €0.052324/kWh, in the white model €0.065702/kWh (VT) and €0.028689/kWh (NT), the metering point fee is €1.983/month, and the fee for stimulating production from RES is €0.013239/kWh. The energy part of the price comes on top of that and depends on your contract.
Watch out for the threshold: according to the same HEP document, in the period 1. 4. – 30. 9. 2026. consumption above 3,000 kWh is charged in a six-month period 35 % more expensive. That's right pool season. A pool that pushes you over that threshold makes the entire household more expensive, not just the filtration — so it pays to plan for pump and heating work before you fill the pool.
What is driving up the price of swimming pools in Dalmatia?
Three things, and all three, happen before the first concrete is poured: excavation in the rock, access to the construction site, and transport. Because of them, the same size pool in Kaštela and in the hinterland of Omiš does not have the same price — and because of them, a serious offer is made only after going out into the field.
Excavation in stone. Dalmatian soil is often not soil but rock. Excavation then requires different machinery and more time, and this is an item that exists equally for an 18 m² pool and a 32 m² one. This is precisely why excavation is among the costs that "do not scale" and because of which a smaller pool is not proportionally cheaper.
Access to the construction site. Narrow streets, steep access roads and plots with sea views mean that a large machine or material truck may not be able to reach the hole. This is especially true for precast polyester shells, which are delivered in one piece and require a crane and accessible access — one of the reasons why concrete construction is often more practical in Dalmatian conditions. Transport. We work from Makarska to Zadar, with a focus on Split, Kaštela, Trogir, Marina, Omiš and Podstrana. The distance of the construction site is included in the calculation because the concrete, equipment and crew travel every day.
Quick win: If the plot is on a hill with a sea view, we recommend an overflow or infinity pool — the visual effect justifies the difference in price. If you are in an urban area without a view, an overflow version is about 30 % more expensive than a skimmer, so a skimmer pool provides the same water at a significantly lower construction cost. The decision on construction is a decision about location, not prestige.
When is the right time to request a quote?
If you want to swim in June, ask for a quote in winter. The typical construction duration in our country is 6 to 12 weeks, depending on the size and complexity — and that's just the execution, without time for the project, the application for the start of construction, and the landscaping after us.
The calculation is simple. For a pool to be ready in early June, work must start in March or April at the latest. Before that, a main project is needed, and before the project, a conversation and a field trip. Anyone who starts in April will actually be swimming in August — and according to the data DHMZ June in Split has an average temperature of 23.4 °C and 309 hours of sunshine, so a month of the full season is missed.

We build exclusively concrete and it's fair to say that this is not always the only reasonable choice — for a smaller budget or quick installation, a shell makes sense. The limitations are the dimensions, shape and access to the construction site, which can be crucial in Dalmatia.
How much does it cost to maintain a swimming pool monthly?
Our service contract is €300–400 per month depending on the size of the pool and includes water checks, shell cleaning and vacuuming, and engine room service, with a 24-hour response. If you maintain it yourself, the publicly published market range is €600–1,400 per year for chemicals and consumables (bazenirijeka.com). The difference is who does the work.
Do I need a building permit for a swimming pool and how much does it cost?
